What does monthly management include?

For your monthly management fee, Caribbean Property Management handles the following responsibilities:

  • Rent collection
  • Maintaining accurate records and sending monthly statements
  • Being the sole point of contact for tenants regarding the property
  • Handling situations when rent is unpaid, including eviction and collections if necessary
  • Communicating with tenants regarding notices of violation or other issues
  • Providing 24/7 service for emergency repairs
Who holds the security deposit?

The security deposits are held by you, the owner.

Do you charge a management fee if the unit is vacant?

No, we do not charge a management fee when the property is vacant. We charge a leasing fee equal to one month’s rent during the first month of leasing, and then a 10% monthly management fee thereafter.
